How Your Project Moves From Blueprint to Handover
We do not rely on informal artisan promises. Every phase of your build follows an engineering checklist with documented milestones.
Stage 1: Site Inspection, Topography & Feasibility
Before a single shovel touches the ground, our site engineers conduct an in-person physical inspection of your plot in Onitsha, Anambra State, or other project locations.
- • Assessment of soil bearing condition, water table level & natural runoff gradient
- • Site boundary demarcation and verification of adjacent access roads for material trucks
- • Initial consultation on client budget, space requirements & projected timeline
Stage 2: Architectural Review, BOQ & Milestone Contract
We review existing architectural and structural drawings (or assist in producing buildable plans) and compile an itemized, transparent Bill of Quantities (BOQ).
- • Structural engineer check: column loads, foundation footing sizes & steel schedules
- • Itemized Bill of Quantities (BOQ) with realistic, prevailing Nigerian market rates
- • Binding contract establishing milestone delivery dates and tranche release stages
Stage 3: Setting Out, Excavation & Foundation Substructure
Groundbreaking commences. Setting out establishes exact 90-degree square corners and perimeter offsets before mechanized or manual trench excavation begins.
- • Mechanical soil compaction, blinding concrete layer & reinforcement cage placement
- • Casting foundation footings (strip, pad, or raft) using certified 1:2:4 concrete
- • Foundation blockwork with solid sandcrete blocks and concrete-filled cavity cores
- • Backfilling, heavy ramming, damp-proof membrane (DPM) & Oversite (DPC) casting
Stage 4: Superstructure, Columns, Decking & Roofing
Rising above the foundation slab. Load-bearing walls, reinforced columns, lintels, suspended first-floor decking (for multi-storey builds), and structural roofing are constructed.
- • Plumb-line blocklaying with clean horizontal and vertical mortar joints
- • Reinforced concrete columns and beams with structural stirrups tied at specified intervals
- • Suspended slab timber formwork, propping, rebar decking mats, electrical conduits & casting
- • Mandatory 21 to 28-day water curing protocol to reach maximum concrete tensile strength
- • Timber or light-gauge steel roof truss fabrication, leak-proof sheeting & fascia boards
Stage 5: Finishes, Snagging Inspection & Turnkey Handover
The final transformation. Mechanical, electrical, and plumbing (MEP) systems are commissioned alongside precision floor and wall finishes, followed by a joint snagging inspection.
- • Wall plastering, POP ceiling installation, screeding & primer painting
- • Level floor screeding, vitrified tile laying, sanitary ware & water pressure testing
- • Window glazing, security door installation, and electrical distribution board testing
- • Joint site snagging audit to identify and rectify any minor cosmetic or functional imperfections
- • Official keys handover accompanied by complete as-built documentation and supplier warranties
How Milestone Payments Protect Your Capital
Never pay for unperformed work. Our transparent payment structure ties every disbursement directly to verified physical progress.
Released for site clearing, setting out, excavation, and casting the foundation up to DPC floor level.
Released strictly after foundation inspection is signed off, covering blockwork, columns, and roofing.
Released in stages for plastering, tiling, wiring, plumbing, and finalized only upon snag sign-off.
